First Use of Historic Tax Credits for Condo Owners in NY State

The 1141 Delaware Condominium is a grand and historic c.1910 condominium located along prominent Delaware Avenue in the Linwood Local Historic District in Buffalo, NY. The five-story brick building has cast stone sills and lintels, a heavily sculptural cornice, lovely curved windows and side balconies.

The NY State Historic Homeowner Tax Credit of 20 percent of qualified rehabilitation costs is available to homeowners who spend $5,000 or more on pre-approved improvements to their primary residence that is a certified historic structure and that is located in an eligible census tract. Only 5 percent of the costs need to be spent on exterior improvements.

CBCA prepared the New York State Historic Homeowner Tax Credit Application for the 1141 Delaware Condo Association and five individual owners, including scope of work, description of appropriateness and estimated cost, all in close consultation with the State Historic Preservation Office.

CBCA worked directly with the rehabilitation contractors for consistency with the Secretary of the Interior’s Standards for Rehabilitation and for eligibility for the tax credit and coordinated Buffalo Preservation Board approval of the work.

The exterior rehabilitation included restoration of the entrance vestibule, repairs to outside balconies, appropriate window replacement, masonry repairs, and exterior painting. Interior work that was also eligible for the tax credit included kitchen and bathroom improvements, painting and flooring.
